Getting Started
  • Navigate to www.connorsolutions.com
  • Log in with your username and password
  • Click Lead-Based Paint Management to enter the LBP module main menu
  • To return to this LBP main menu at any time
    • Click Main Menu on the far left
    • Click Lead-Based Paint Management

Section 1018 Online Forms
  • Click Add or Edit a Section 1018 form for a unit to get started
  • Select the property, building, and unit for this 1018 form in successive screens
  • A list of the existing 1018 forms (if any exist) is displayed

Adding a new 1018 Form
  • Click the Add New Automated Form button
  • Enter the # of Lessees and the names of each Lessee.  Also select if each person is physically present.

Completing the 1018 form itself
  • Tenant # 1signs the 1018 form in step 1, then initials it in steps 2, 3, and 4
  • If there is a tenant #2, he/she will sign and initial after tenant #1 has completed steps 1 – 4.
  • NOTE:  If multiple tenants are listed on the lease, but not all are physically present, CCS will not mark the 1018 as complete until all tenants have completed the form

  • At this point, the 1018 process is finished for the lessee and CCS returns the user to the screen showing the 1018’s for that unit

406b Introduction
  • From the Lead Management dashboard, click the Determine if 406b is required for a Maintenance Action link
  • From there, select the Property for this work order.

  • Work Will be performed by a contractor
    • By entering the contractor email address, the contractor is emailed executive summaries of lead and (if applicable) asbestos
  • This is an emergency repair
    • Checking this box will cause an automatic “406b does not apply”
    • A reason for the emergency repair must be entered

  • None of the painted components will have more than 2 square feet of the painted surface disturbed during the renovation/repair
    • 406b will not apply if this checkbox is checked
  • Locations of the renovation
    • If neither of the two checkboxes are checked for the renovation/repair location, then 406b will not apply because the renovation is not taking place in an occupied unit or in at least one common area

  • Check the box stating that “This renovation or repair will take place in at least one unit”
    • Select the checkbox that appears “At least one of these units is occupied”

  • After entering the work order begin and end dates, select the list of buildings affected by this work order
  • If none of the buildings in the list will be affected, click the checkbox stating “Check here if none of the buildings in the list below will be affected by this work order”
    • This will trigger the “406b does not apply” result

  • Check any of the units affected by the work order
  • Checking the “Check here if none of the units in the list below will be affected by this work order” box will trigger the “406b does not apply” result

  • Select all of the testing combinations affected by the work order
  • Only LBP-containing components will show in this list
  • If none of the testing combinations will be affected, check the appropriate checkbox at the top of the form

  • The user is notified on screen when 406b applies
  • Applicable forms for 406b are automatically emailed to the email address listed for the logged-in user

Completing the 406b Activity
  • Completed 406b documents may be uploaded to CCS electronically if they have been scanned into a digital format

  • Or users may print the CCS fax upload coversheet and faxing that to CONNOR to be scanned and uploaded into the system
    • CCS Fax Coversheet can be accessed by clicking on Main Menu on the upper left of the CCS screen and selecting the Fax Document Upload Coversheet option.

Integration with Client Property Management Software
  • If CCS detects lease activity without a corresponding 1018, a reminder email is sent to management staff
  • If CCS detects work order activity without a corresponding 406b questionnaire, a reminder email is sent to management staff.
