Property Condition Analysis Products and Services

CONNOR utilizes only full time construction specialists with diverse backgrounds and experiences to provide our clients with detailed assessments of properties. Our products are tailored for both the debt and equity markets, and are presented in either a customized (client specific) format or in the standard ASTM, HUD, Fannie Mae, Freddie Mac and Standard & Poors format.

Property Condition Reports

The purpose of our assessment is to provide our client with a straightforward and understandable reporting of property conditions subsequent to an on-site review. CONNOR balances the approach to Property Condition Reports leveraging our experience and knowledge of the specific issues that confront our clients, which include lenders, conduits, REITS, investors, owners or tenants. The report includes a building's exterior and accessible areas, including structural, mechanical and electrical systems, and an appropriate number of units or interior spaces. We incorporate available plans, drawings and specifications into the report along with detailed photographic documentation. Our reports contain tables that identify immediate physical repair needs, detailed as critical (impacting life and safety) and non-critical. The reports present reserve repair needs as annual cost items distributed throughout the term of the loan.

CONNOR's Physical Needs Assessment additional services include:

  • Third Party Property Condition Assessment Reviews (Desk Top Reviews)
  • A&E Cost Reviews
  • Cost Segregations
  • Portfolio Reviews
  • Maintenance Inspections
  • Annual Compliance Review
  • Thermal Imaging Surveys
