Mold/Moisture Control Building Management Program
In recent years, indoor air quality (IAQ) problems including mold growth have reached national attention. While there are no state or federal standards for what constitutes acceptable or unacceptable IAQ in buildings, large sum verdicts and costly mold remediations are spurring the real estate industry towards immediate response to the problem. Implementation of proper preventive maintenance and in-house procedures is essential in addressing the mold/ moisture control issue.
CONNOR is pleased to offer consulting services on the implementation of a Mold/ Moisture Control Building Management Program (Program). Tailored to the specific needs of the client, the program will be integrated into the client’s current Operations & Maintenance (O&M) policies and procedures to ensure a more seamless implementation.
The initial step is a thorough review and investigation of the client’s current O&M procedures. Following this initial investigation, a Building Management Program, which delineates the “Best Practices” (i.e., Highest Standard of Care) to address mold/moisture issues, as well as further recommendations needed to implement the program, will be supplied to the client.
Customized to the needs of each client, the program will address:
Preventive Maintenance Procedures
Prompt Response to Potential Contamination Sources
Documentation Policies
Resident Education/Responsibility
Resident Communication Policy
Hiring of Trained Professional/Equipment
Communications with Contractors
Insurance Issues
Implementing a Building Management Program with mold/moisture control issues in mind is essential in this highly litigated issue area. While the science linking mold exposure in an indoor environment to adverse health effects is limited, it is clearly recognized that a Building Management Program, which adequately addresses mold/moisture control problems, would prevent many if not most IAQ-related problems, thereby protecting both residents and employees from adverse health effects and the property from structural damage. Furthermore, because there are currently no federal or state standards that set permissible exposure limits for mold in indoor environments, should you be pulled in to court, an existing Building Management Program, which adequately addresses mold/moisture control is clearly your best defense.
